Non-Resident Landlord Scheme

If your usual place of abode is outside the UK and you receive rental income from UK property, the Non-Resident Landlord Scheme may apply. This is especially relevant to clients using an expat buy-to-let mortgage to own or refinance a UK rental property.

Without the appropriate HMRC approval, a letting agent—or in certain circumstances a tenant—may be required to deduct tax before passing rent to an overseas landlord.

A non-resident landlord can apply to HMRC for approval to receive rent without UK tax being deducted at source. Receiving rent gross does not mean the income is tax-free. You remain responsible for declaring taxable rental profits and paying any UK tax due.
